“My wife and I hired Ed for two home inspections. The first was to inspect our home as we prepare to sell with an eye for clearing up issues that might adversely impact on our ability to sell and secondly, to inspect a home that we intended to purchase.

Ed was engaging and professional and ultimately patient and accommodating. I accompanied Ed for the bulk of the inspection on the home we were looking to buy, and Ed took us top to bottom outlining which issues were priority fixes and which needed tending to in a year to two years before they began to put our new property at risk for costlier repairs. Ed also pointed out areas where the National Building Code had been ignored and potential safety risks were introduced into the home.

Ed was very upfront in telling us that his inspections are not designed as tools to be used in negotiating an offer for the new property. He would outline which issues were serious safety issues, which issues could be imminent threats to the safety of the house and ourselves and, which matters were mostly cosmetic and could wait to be addressed.

Ed did not just inspect the home but also the property the home rests upon. This is particularly helpful to mitigate water damage in the home as a result of improper landscaping.

While Ed ultimately did find quite a few areas where the house was not up to code he was very good in letting us know what was seriously off and what was out by a matter of inches as well as what we could expect to pay in materials and labour to bring the issue up to code. Ed’s professional demeanor gave us greater confidence to seek answers to allay concerns the inspection raised. This in turn has led the seller to do some remediation on the house before the sale is completed. It is nice to know that we will not be paying top dollar for a home that needs significant attention. We are thankful for the time Ed took to explain issues to us and for the pictures included in the report which highlighted exactly what issue needed to be addressed.”
